Like residences, commercial buildings have needs for custom window treatments, and those needs vary from building to building and situation to situation.

Each building, its occupants and users have specific needs best met with specific shades, blinds and shutters.

Privacy, Energy Efficiency, and Uniform Appearance

Large commercial office buildings or medical facilities, for example, may prioritize privacy, reduction of incoming light and ultraviolet rays, and energy cost reduction.

They also usually require using one specific window treatment, creating a uniform exterior appearance.

Commercial Screen Shades

In these cases, our window treatment professionals often recommend commercial screen shades, which help with glare and heat while still allowing some light and view-through.

Screen shades roll up and out of the way and can be covered by a metal fascia to hide the roll. Like the screen outside your window, roller screen shades have holes in them. The more holes, the more view-through there is.

For example, a one-percent screen shade allows one percent of the light and heat into the room while a ten-percent screen shade allows ten percent of the light and heat in.

Screen shades also provide daytime privacy in that one can see out, but it is difficult for people to see in.

However, it’s important to understand that what one can see out through these shades during the day is the same amount of view into the building at night. It is similar to a two-way mirror: when it is lighter outside than inside, the view-through is to the outside; when it is darker outside, the view-through is to the inside.

This may not be a problem for a business that turns its lights off at night, but sometimes a light is left on and people can see the computers, printers, etc.

Easy Maintenance and Design Options

These shades are also notable for their ease of cleaning as they can be quickly cleaned with a damp cloth, making them an especially good choice for restaurants and high-traffic areas.

They are also available in an exceptionally wide variety of color options, allowing them to fit nearly any décor.

Miniblinds for Commercial Spaces

Miniblinds are another popular choice for commercial building projects. Unlike screen shades, they can tilt open to let in light without being raised.

These heavier slats increase durability and can help keep your blinds in excellent shape for years.

Updated Safety Regulations and Lift Systems

Due to new government safety regulations, miniblinds are no longer available with cords to tilt the slats or raise the blinds. A wand now replaces the tilt cords and is operated by simply turning it.

Replacing the pull cords is a “lift and lock” system—the bottom rail has a button that is pushed to raise or lower the blind and released to stop it at the desired location.

While this system fully complies with federal safety regulations, it can pose challenges.

For example, if a window starts at the floor, accessing the button may require reaching down to the floor. Additionally, this new system limits length and width availability, which can be challenging in large commercial settings.

However, we still recommend miniblinds for smaller windows or windows that do not reach floor level.

Size Limitations

It’s important to note that while we strive to offer all our customers the broadest possible range of custom window treatments, in most cases miniblinds are not suitable for larger commercial windows.

Due to their weight, they are limited in the width they can cover—typically not ideal for windows seven feet or wider.

Motorized Window Treatments

An increasing number of our commercial clients are interested in incorporating motorization into their new custom window treatments.

Motorized window treatments allow you to raise and lower shades with the quick press of a button—an especially handy feature for southern exposures or hard-to-reach windows.

Motorization also makes it easy to close blinds during online meetings or presentations, adding both functionality and convenience.
